Lease Service Only

  • Advertise the property for rent through various websites and Multiple listing services systems.
  • Take calls from prospective tenants
  • Schedule a showing of the property by appointment to prospective tenants
  • Accept online applications from prospects and perform a detailed credit and background check
  • Prepare the lease documents and any other associated documents
  • Perform the Move In inspection and provide move-in photos
  • Collect the security deposit and 1st month's rent

 

Management Service Only

If the property is rented already, we can step right in and assist with the following:

  • collecting the rents
  • transferring the security deposit to an escrow account
  • coordinating repairs
  • other tasks associated with managing the tenancy.

Full-service leasing and property management.

Our services include the lease-only option PLUS,

  • NO UP-FRONT FEES. We do not charge up-front marketing or listing fees when entering into a property management agreement to begin the marketing of your home.
  • Properties are advertised with a combination of media, including multiple listing services (First multiple listing services FMLS and Georgia Multiple Listing Service MLS) and several other popular online search sites.
  • Provide access to the property via a secured Realtor Lockbox system that logs all persons accessing the property.  We DO NOT utilize combination lock boxes and give access codes to anyone. Our lock boxes are only accessed by licensed real estate professionals.
  • Evaluate rent rates and property values quarterly. We will also advise you on current market conditions.
  • Our online portals provide automated access to information about your property.
  • We qualify prospective tenants through a third-party comprehensive background search that includes credit history and criminal background search. We also verify income, employment verification, and rental history. All tenants are carefully screened and selected.
  • We personally show your property, work with other real estate agents to show the property and answer all questions. Your property is only shown by licensed real estate professionals to protect your best interest and investment.
  • Digital photos are taken with the tenant at the move-in inspection.
  • We monitor an emergency access line 24/7.
  • We ensure compliance with all lease terms.
  • Comply with Fair Housing Laws and other regulations as they may apply.
  • If ever necessary, we will coordinate eviction proceedings on your behalf.

 

Accounting

We use state-of-the-art software that the following:

  • Provides computerized accounting and management systems.
  • Provides complete financial statements and accounting reports via the online owner’s portal.
  • Provides an electronic Funds Transfer of the owner’s monthly disbursement.
  • Provides the property owner access to monthly income and expense statements.
  • Hold Tenant's security deposits in escrow, account for any deductions, and refund all remaining funds promptly to the tenant.
  • File and provide 1099-MISC forms to comply with current I.R.S. regulations.

 

Fees

  • Our tenant procurement (leasing) fee = is 10% of one month’s rent.
  • Our renewal fee = is 20% (if renewal is less than one year, the fee is prorated).
  • Our property Management fee = is 10% of the monthly rent. ($75.00 minimum)
  • Repair expenditure -15% per invoice. We solicit bids, select contractors, and verify work performed. We obtain owner approval on any repairs exceeding the agreed contract amount.
